For decades, investors looking at Kenya's Coast region set their sights on familiar destinations such as Mombasa, Nyali, Diani in Kwale County and, more recently, Vipingo in Kilifi.
But as land prices rise and opportunities become more competitive in these established markets, attention is increasingly shifting inland to a town once known mainly as a stopover along the Mombasa-Nairobi highway.
Mariakani, located about 36 kilometres northwest of Mombasa on the busy highway, is rapidly transforming into one of the Coast's fastest-growing economic centres.
Driven by major infrastructure investments, expanding industries, affordable land and its strategic position linking Mombasa, Kilifi and Kwale counties, the town is emerging as a magnet for manufacturers, transporters, property developers and homebuyers.

Historically known as the "Place of Quivers," Mariakani served as a checkpoint where traders travelling to Mombasa would leave behind their bows and arrows before entering the island. The town, situated in Kaloleni Sub-County, later evolved into a vital gateway linking the Port of Mombasa to Kenya's hinterland and neighbouring countries.
Every day, thousands of trucks carrying cargo to Uganda, Rwanda, South Sudan, Burundi and the Democratic Republic of Congo pass through Mariakani, making it one of the busiest transport corridors in East Africa.
The constant flow of transport business has since fuelled demand for accommodation, eateries, fuel stations and vehicle repair services, creating new opportunities for local entrepreneurs. For residents, the transformation is already evident.
"Mariakani today is not the Mariakani we knew ten years ago. New businesses are opening every month, land that was once ignored is now being sought after by investors. The future is very bright," said Mr Salim Mwarandu, who operates a wholesale shop near the town centre.
The town's growth is being driven by a combination of factors, including improved road infrastructure, reliable electricity, industrial expansion and rising demand for housing. Many now view the town as Coast's next investment frontier.
President William Ruto recently commissioned the Sh3 billion Mariakani Substation, which transmits more than 1,000 megawatts of electricity generated from geothermal, hydro and wind sources. The improved power supply has strengthened confidence among manufacturers looking to establish operations along the industrial corridor stretching from Mariakani towards Bamba.
At the same time, the ongoing expansion of the Kwa Jomvu-Mariakani Road into a dual carriageway is expected to further enhance the town's strategic importance and improve the movement of goods and people.
Kilifi Governor Gideon Mung'aro said the county government has deliberately positioned Mariakani as a key investment destination.
"We are actively marketing Mariakani to local and international investors because of its strategic location along the Mombasa-Nairobi Highway. We have improved markets, expanded infrastructure, enhanced water supply and are creating an environment where businesses can thrive," said Governor Mung'aro.
The governor noted that the county has modernised the Mariakani Market and completed procurement processes for the renovation of the Mariakani II (Royco) Market to provide traders with a dignified business environment.

Beyond commerce, Mariakani is increasingly establishing itself as an industrial powerhouse.
Major manufacturers operating within and around the area have transformed the local economy. Steel processing plants, metal fabrication industries, logistics firms, container freight stations and warehouses continue to expand their operations.
Facilities belonging to Devki Steel Mills, Mabati Rolling Mills and Kaluworks have created thousands of direct and indirect jobs for residents of Kilifi. This has brought hope in uplifting the county that has often ranked among those with the highest population of overall poor people in the country.
A 2022 survey by the Kenya National Bureau of Statistics (KNBS) found that over half of Kenya's hardcore poor (50.4 per cent) live across just ten counties, including Kilifi, Turkana, Mandera, Garissa, Busia, Kitui, Bungoma, Marsabit, Samburu, and Kwale.
For young people such as 28-year-old mechanic Kevin Charo, the industrial growth has opened up employment opportunities that previously required migration to Mombasa.
"Many youths now find jobs in factories, transport companies and construction projects around Mariakani. We no longer have to travel far looking for opportunities," he said.
The town's attractiveness is also being boosted by the presence of financial institutions, making it easier for businesses and residents to access banking services.
Real estate is another sector experiencing rapid growth. Compared to established areas of the Coast region such as Mombasa, Nyali and Vipingo, land prices in Mariakani remain relatively affordable, attracting investors seeking long-term returns.
Inuka Afrika Properties Sales and Marketing Manager Esther Kibandi noted that the town currently leads the firm's real estate portfolio in transaction volumes. She attributed this surge in demand to the ongoing construction of major bypasses and the expansion of the regional dual carriageway, which have unlocked the area's economic potential while keeping property entry costs competitive.
"Demand has heavily intensified, yet the market remains remarkably accessible. We are seeing a notable wave of young buyers investing out of speculation. Over the last two years alone, standard plot prices in the area have jumped from Sh250,000 to more than Sh 400,000," she said.

Ms Kibandi further reassured prospective buyers regarding the area's investment security, stating that proactive industry measures have safeguarded the local market. This is unlike many other parts of the county and Coast region at large, where land fraud is still a big challenge for investors.
"Mariakani is currently the premier destination for property development, particularly because it has remained free from the land fraud and title disputes often seen in other expanding frontiers. We have strategically invested here to ensure we offer secure, legally verified plots to our clients," she added.
Kaloleni MP Paul Katana believes the town’s growth trajectory mirrors that of major urban centres before they experienced property booms.
According to KNBS data, the area has a population of 31,715 people, consisting of 15,511 males and 16,204 females. This population forms a portion of the broader Kaloleni Sub- County, which has a total population of about 193,682 residents spread across its four wards.
"When you visit Mariakani today, you can clearly see the transformation. Business opportunities are increasing, housing developments are coming up and investors are showing great interest. The town looks completely different from what it was a few years ago," he said.
The Kilifi County Affordable Housing Programme has designated a 50-acre site in Mariakani for the development of an urban mini-city, while the Ministry of Defence is constructing modern housing units at the Mariakani Garrison. These projects are expected to attract more residents and stimulate demand for schools, healthcare facilities, shopping centres and other social amenities.
Despite the industrial expansion, agriculture remains an important pillar of the local economy. Farmers in the surrounding areas continue to grow a variety of produce including pineapples, mangoes, cashew nuts, sisal and coconuts, supplying markets across the Coast region and beyond.
Ms Rehema Baya, a farmer, said improved infrastructure is helping them access markets more efficiently.
"The roads have improved and transport has become easier. We are able to move our produce faster and buyers can reach us without difficulty," she said.
Observers believe the combination of agriculture, manufacturing, logistics, real estate and infrastructure development gives Mariakani a unique advantage over many emerging towns in Kenya.
As container freight stations continue relocating closer to the corridor, industries expand operations and major road projects near completion, Mariakani appears poised for even greater growth. For many residents, the town's transformation is no longer a future promise but a reality unfolding before their eyes.
"Mariakani is becoming a complete town. You can find jobs, schools, banks, hospitals, industries and investment opportunities all in one place. Anyone looking at the future of the Coast should keep an eye on Mariakani," said businessman Ahmed Mwambire.
As more investors seek opportunities in the region, the town is proving that some of the Coast's greatest opportunities lie beyond the beaches.
